Property Owners
Why do I need to employ Dwell Carolina’s services? What are the advantages?
Allow us to provide a more hands-off and stress-free handling of day-to-day operations for you. By hiring Dwell Carolina, you are essentially hiring an advisor, bookkeeper, professional photographer, cleaner, a tour guide, a coordinator, a multi-tasker all in one. What types of properties do Dwell Carolina lease and manage?
Dwell Carolina provides leasing and management services for the following types of properties: single-family homes, multi-family units, condos or apartments.
How do you find and screen tenants?
All potential tenants 18 years or older are screened through specific corporate leasing platforms which provides a detailed screening process as well as background checks through top-rated companies. If Dwell Carolina finds a tenant independently of a corporate leasing platform, screening items may vary but background check is complimentary. More rigorous screening provided per property owner request, payment and tenant compliance. Additional screening for additional cost to include but not limited to: criminal records (outside of background check), credit reports, eviction history, employment/income verification, and personal references.
How much does Dwell Carolina charge or what is the percentage we require?
Price is subject to change and varies depending on property type, location and per signed agreement. On average, Dwell Carolina charges 20–35% depending on lease or management options.
Do you require property owners and tenants to have insurance?
Dwell Carolina does highly recommend property owners and tenants to have personal owners and renter’s insurance respectively. Dwell Carolina also has company insurance available to be determined based on leasing and management options.
Tenants
How do I apply for a rental property?
Application process including where to find listing and necessary documentation (proof of income, references, etc.) will be determined by corporate leasing platform or otherwise outlined with signed lease/rental agreement.
How is payment/rent collected, and is there a grace period?
Acceptable payment methods, the due date, any late fees, cancellation policy and if a grace period is offered will be specified through the selected corporate leasing platform or otherwise determined through signed lease/rental agreement.
How do I submit a maintenance request or report any emergency?
Maintenance request procedures and emergency contact information will be provided upon move-in and outlined in your rental agreement. Please contact us directly at info@dwellcarolina.com or (336) 652-6542 for urgent matters.
What happens if I need to break my lease or rental agreement?
Potential penalties and/or fees associated with early lease/rental terminations are outlined in the respective lease/rental agreement.
Is renter’s insurance required?
Renter’s insurance is highly recommended in order to ensure tenant protection. It is not required for short term rentals. Mid and long-term rentals could be subject to mandatory renter’s insurance as outlined in signed lease/rental agreement.
Policies
What is your cancellation policy?
Cancellation terms vary based on the length of stay and the specific lease/management rental agreement executed at booking.
Short-Term Stays: Cancellations made within the timeframe specified in the “reservation agreement” may be eligible for a partial or full refund. Cancellations outside of this window may result in forfeiture of all or part of the booking fees.
Mid-Term and Long-Term Leases: All cancellations are governed by the terms outlined in the signed lease agreement. Early termination may result in penalties, notice requirements, or loss of deposits as permitted by applicable law.
Fees and Deposits: Certain administrative fees, processing fees, or non-refundable deposits may not be eligible for refund.
All cancellations must be submitted in writing. Dwell Carolina LLC reserves the right to enforce cancellation terms in accordance with executed agreements and applicable state and local regulations.
